Frequently Asked Questions

When is rent due?

Rent is due and payable on or before the 1st day of every month.

How much will the security deposit be?

No more than one half of the monthly rent.

When is the security deposit returned to me?

A security deposit, plus interest at a rate prescribed by the Provincial Government, must be returned within 15 days after the end of the tenancy.

How often can the rent be increased?

Rent cannot be increased for 12 months following the date of the last increase, or since the commencement of your tenancy. Three months written notice of a pending increase must be given.

How much does it cost me to find a rental through Rowan Property Management Ltd.?

There is no cost to the tenant. We are the agents for the owner and the owner pays us.

How much notice must a tenant give to vacate?

For a month-to-month tenancy: A tenant may end the tenancy by giving at least one months written notice to the owner/agent on or before the last day of the month prior to the month they wish to vacate. For example, if a tenant wishes to vacate the premises on April 30th, then the vacate notice must be delivered in writing to the agent/owner on or before March 31st. a tenant may end the tenancy by giving at least one months written notice to the owner/agent on or before the last day of the month prior to the month they wish to vacate. For a fixed-term lease that goes on to a month-to-month at the end of that lease: If the tenant wishes to move at the end of the fixed-term lease, then they may end the tenancy by giving the owner/agent at least one months written notice on or before the last day of the month prior to the end of the lease term. For example, if the lease was for a fixed term from May 1st, 2002 until April 30th, 2003, then the vacate notice must be received by the owner/agent on or before March 31st, 2003.
For a fixed-term lease that ends at the end of the lease period: For example, if the lease is for a fixed term from May 1st, 2002 until December 31st, 2002, with no option to continue on a month-to-month or renew, then the tenant must leave on December 31st, 2002. No notice to vacate need be given for this type of tenancy.

Does Rowan Property Management Ltd. complete move in/move out inspections?

A written condition report of the premises will be conducted at the commencement of the tenancy ("in'' inspection) and again at the end of the tenancy ("out" inspection). A copy of the inspection will be given to you at the start of your tenancy. Upon vacating, we will use a copy of the 'in' inspection form to compare it against the condition of the premises on vacating day.

Can a tenant allow others to occupy the property without notifying the owner or owners' agent?

The answer is NO. If the tenant wishes to have a friend or relative move in, the friend or relative must make an application to the office and be approved as an occupant.

How long does it take to process an application?

It is our objective to process applications as quickly as possible, so please ensure that you have completed the application fully and sign it. Usually the process takes less than 48 hours, depending on the availability of your references.
